2026 April 8 – Short term rental amendment shoehorned into SB-9 – call and oppose

Dear Neighbors,

In the last day of the regular session of the Kentucky General Assembly–only the two-day veto session remains–the Kentucky House of Representatives added numerous other bills to Senate Bill 9, including language that would fully deregulate SHORT TERM RENTAL PROPERTIES across all of Kentucky. The bill with all of the additions is an assault on local governments and would set numerous state mandates related to development.

The altered bill would do the following:

· It would prevent local governments from banning short term rentals in allresidential zones;

· Local governments could not cap STR density or spacing;

· Local governments could not require conditional use permits;

· And local governments could not impose residency rules.

Call 1-800-372-7181 and ask to leave a message for all State Senators and all Representatives. Ask them, if they decide to pass SB-9 as amended in the House, to remove all of the House amendments. Ask them to especially remove the entire part dealing with short term rental properties. Fayette County has over 1,000 short term rental (STR) properties. STRs remove residences from the housing market in order to provide short term rentals for tourists, although we do not have enough housing for the people who live here. The added competition in the housing market from real estate investors raises housing prices.
